Design/Development

Once you've completed the schematic design stage and feasibility stage, Jeriko House will send you a revised schematic design layout as well as a proposal to move to the design/development stage.

After review and approval of design/development proposal, Jeriko House will provide:

  1. A complete set of architectural drawings.
  2. Engineering drawings.
  3. Detailed list of approved finishes.
  4. All schedules including lighting, appliances, plumbing, doors, etc.

Your architects will receive the Jeriko House drawings that will allow them to check for all applicable local codes. The Jeriko House team can make any necessary adjustments and corrections to accommodate these codes. If the corrections required by code cause a significant change in the overall design and structure of the house an additional fee might be charged.

Once we have made the necessary adjustments to the drawings, the Jeriko House team will produce Architectural Drawings for the Building Department.

Parallel to this, Jeriko House will submit the final design of your house to the Structural Engineers that will check the structure, and make any necessary structural amendments. They will produce structural drawings that will be included in the architectural drawing set (for permitting). The engineers will be developing the foundation drawings based on the geotech report that was previously obtained in the feasibility report.

Upon completion of these steps, Jeriko House will provide a final budget and purchase agreement to review.
